A guest decides what they think of your property on the walk from the car to the door. We clean that walk — plus the patio they will photograph and the furniture they will sit on — on a flat rate, on your turn day, from $185.
Turn packages
Flat rates, no measuring. These are deliberately simple because you need to be able to put a number in your own spreadsheet before the booking exists.
Quick Turn

Patio, entry walkway, and a driveway spot rinse.
The between-guest reset. Removes what the last party left on the patio and the walkway so the first photo a guest takes is not of a stain.
Standard Turn

Patio, walkway, the full driveway, and an outdoor furniture rinse.
What most four-and-five-star listings run. The furniture rinse is the difference between a clean patio and a patio a guest will actually sit on.
Deep Turn
$495
Everything in a Standard Turn, plus an exterior spot wash and the pool deck.
For the turn after a long stay, or the one before a photo shoot. Catches siding the last six guests walked past and the pool deck nobody hosed.
Seasonal Refresh
$895
Full property wash, covering a footprint up to 2,500 sq ft.
The once-or-twice-a-year reset: siding, all hardscape, fences, furniture. Larger properties add $0.35 per sq ft above the base footprint.
Every visit carries our $225 service minimum, so a Quick Turn on its own invoices at the minimum rather than its package price. It reaches $185 as part of a larger visit — which is how most hosts book it, alongside the driveway or the pool deck.

We work to a checkout clock
Turn days do not move. We schedule against your checkout and checkin times, not against our convenience, and if we cannot make the window we tell you before you book instead of after.
Photographed every visit
Before and after on every turn, so you can see the property was done without driving out to it. It is also how we settle a guest complaint about something that was already there.
One flat number per turn
No measuring, no soil-level haggling, no surprise line items. A Standard Turn is the same price in February as it is in August, which is what makes it possible to put into your own cost model.
Soft wash where it matters
Guest furniture, painted siding, and old redwood decking do not take pressure. We use the method the surface can survive, because a stripped deck costs you more nights than a dirty one.
A standing schedule costs less
Turns booked on a recurring plan discount 12% monthly, 18% every two weeks, and 25% weekly. Travel fees are waived on every recurring plan, so a property in Healdsburg or St. Helena costs the same to service as one in Sonoma.
There is no lock-in period and no cancellation fee. If your season ends or the property sells, tell us and we stop — visits already performed keep the discounted rate.

- Yes — that is what the turn packages are built for. Tell us your checkout and checkin times and we schedule inside them. A Quick Turn fits comfortably in a standard same-day gap.
- Do you discount recurring turns?
- Yes. On a standing schedule the discount runs 12% monthly, 18% every two weeks, and 25% weekly. Travel fees are waived on every recurring plan regardless of where the property is.
- Do you handle multiple properties?
- Yes, and it is the easier arrangement for both of us — one schedule, one invoice, one call when something changes. Property managers running several listings should call rather than book online so we can build the route around your turn days.
- What about interior housekeeping?
- We do exteriors only. We work alongside your housekeeper rather than replacing them, and we are happy to coordinate directly with them on timing so you are not relaying messages.
