Terms of Service

These terms apply when you accept a quote from Sonoma Wash Co. They are written to be read once and understood, not to be impossible to read.

Who you are contracting with

Xenco Labs, Inc., a California corporation, dba Sonoma Wash Co., an exterior cleaning company operating in Sonoma County and Napa County, California. “We” and “us” mean Xenco Labs, Inc., trading as Sonoma Wash Co. “You” means the person or business who accepts a quote.

Licensing

What we do is exterior cleaning and surface maintenance — not the construction, alteration, or repair of a structure — and California does not require a contractor’s licence for it. We hold no CSLB licence and do not claim one. We also do not take on structural, roofing, electrical, plumbing, or carpentry work of any kind. If what you need turns out to require a licensed contractor, we will tell you and decline the work rather than do it unlicensed.

What a quote is, and when it becomes a contract

The price the calculator shows you is an estimate from our published rate card based on the measurements you entered. It is not a contract and it is not binding on either of us. A written quote we send you after seeing the property is binding, and it becomes a contract when you accept it in writing.

A quote holds its price for 30 days. After that we may re-price it, usually because the season changed what the surface needs.

Accepting a quote in writing produces a service agreement for you to sign — same scope, same price, with the full terms on it. You may cancel that agreement without penalty or obligation within 3 business days of signing, and any deposit paid is refunded in full.

If what we find on site is materially different from what the quote was based on — double the square footage, a roof nobody mentioned, soiling that needs a second pass — we stop and send you a revised quote rather than doing extra work and billing for it. You are never charged for work you did not approve in writing.

Price, minimum, and travel

Our service minimum is $225 per visit. Travel outside Sonoma Valley adds a zone fee, shown on every quote before you accept it; it is waived on any job over $1500 and on any recurring plan.

Published rates are the rate card in effect on the day the quote is issued. Prices on this site are in US dollars and exclude any applicable tax.

Payment

Most jobs are invoiced through Stripe. Larger jobs carry a deposit, stated on the quote, due before we schedule; the balance is invoiced when the work is finished. Small jobs are invoiced in full on completion.

Invoices are due on receipt. We accept card and bank transfer through Stripe. A balance still unpaid 30 days after it is invoiced carries a service charge of 1.5% per month on the outstanding amount, and we may stop scheduling further work until it clears.

Card details are handled entirely by Stripe. We never see or store a card number. See the privacy policy for what we do hold.

Rescheduling and cancellation

Cancel or move a visit at no charge up to 48 hours before the arrival window. Inside 48 hours we may charge a $50 short-notice fee, because the slot and the drive are committed the day before.

Weather. We reschedule for heavy rain, high wind, freezing temperatures, or poor air quality from wildfire smoke at no charge, as often as the weather demands. Washing in the wrong conditions produces a result neither of us wants.

If we cannot get in. If nobody is home and the gate, water, or power we need is locked, we will call. If we cannot start, that counts as a cancellation inside 48 hours.

If we cancel on you for any reason other than weather or safety, you owe nothing and we will fit you in at the first slot you can take.

What we need from you

  • A working outdoor spigot delivering at least 40 PSI, and an outdoor outlet. Below that the equipment cannot hold a consistent pattern, and the result comes out uneven for a reason that has nothing to do with the cleaning.
  • Vehicles, grills, and loose furniture moved off the surfaces being cleaned.
  • Windows and doors closed. Pets inside.
  • Access to the areas on the quote, including gates, side yards, and any locked enclosure.
  • Advance notice of anything fragile, failing, or unusual — loose siding, old paint, failed window seals, a leaking roof, irrigation on a timer, a koi pond.

Moving heavy furniture is a priced add-on, not an assumption. Ask for it on the quote and we will bring the help.

What we will not wash

Some surfaces cannot be cleaned safely, and we would rather tell you before we arrive than after we have made it worse:

  • Failing paint, rotted wood, or siding that is already loose or delaminating.
  • Roofs we cannot reach safely, or roofs with brittle or cracked tile.
  • Asbestos-containing siding or shingles of any kind.
  • Dryvit and some EIFS systems, where water intrusion is the real risk.
  • Unsealed natural stone that a surfactant will stain.
  • Anything where the structure, not the dirt, is the problem.

If we find one of these on site, we will show you, explain it, and take it off the quote.

What we guarantee

We guarantee the work, which means: if a surface we cleaned does not look the way we said it would, call within 7 days and we come back and redo it at no charge. That is the whole guarantee and we do not make you argue for it.

What we do not guarantee is a result the surface cannot give. Some stains are permanent — rust that has been in concrete for a decade, oil that has soaked all the way through, efflorescence that will come back because water is still moving through the slab, a deck that needs refinishing rather than washing. Where that is the case we say so on the quote in writing, before you accept it, and we do not pretend a wash will fix it.

Biological growth returns. Moss and algae are living things in a climate that suits them. A wash removes what is there; it does not change the weather. That is what the recurring plans are for.

Damage and liability

We carry commercial general liability insurance. If we damage something, tell us immediately — the same day if you can, and in any case within 7 days of completion — so we can look at it while the surface is still in the condition we left it, and we will make it right.

We are not responsible for damage from conditions that already existed and that you knew about and did not disclose: failing paint, rotted trim, loose siding, failed window seals, an unsealed skylight, a roof already leaking. This is why the disclosure item above is on the list rather than buried here.

Except for damage we cause, our total liability for any job is limited to what you paid for that job. Neither of us is liable to the other for indirect or consequential losses.

Wash water

Exterior cleaning produces runoff. We keep it out of storm drains where the site allows, direct it to landscaping or a sanitary connection where one is available, and use the mildest product that will do the job. Where a surface cannot be cleaned without discharge, we say so before starting rather than after.

Photographs

We photograph before and after, because the comparison is how we show our work and how we settle any disagreement about the result. We may use those photographs in marketing without identifying your address. Tell us you would rather we did not and we will not — before or after the fact, and without needing a reason.

Recurring plans

Recurring plans discount each visit in exchange for a schedule. There is no lock-in period and no cancellation fee; tell us to stop and we stop. Visits already performed keep the discounted rate. Cancelling does not retroactively re-price past work.

Governing law

California law governs these terms, and any dispute belongs in the state or federal courts serving Sonoma County, California. Before filing anything, call us — nearly everything is fixable with a phone call and a return visit.

Changes

We may update these terms. The version that governs your job is the version in effect on the day you accepted the quote, not whatever is on this page later.
