What it costs
This is the whole card. Not a starting point, not a range that moves once we see the house — the same numbers our calculator uses and the same numbers we quote standing in your driveway. Our service minimum is $225 per visit, because loading the trailer and driving out costs that much whatever the job turns out to be.
Driveways, patios and flatwork
Priced by size and by how much is actually on the concrete. Light is a seasonal rinse, moderate is a year or two of grime and tire marks, heavy is black and slick.
| Size | Light | Moderate | Heavy |
|---|---|---|---|
| Up to 400 sq ft | $225 | $250 | $300 |
| 401–700 sq ft | $250 | $295 | $360 |
| 701–1,000 sq ft | $325 | $385 | $475 |
| 1,001–1,500 sq ft | $425 | $510 | $625 |
| Over 1,500 sq ft, per sq ft | $0.30 | $0.38 | $0.45 |
Oil stains $45 each · rust removal $75 per area · walkway extension $1.85 per linear ft · curb and gutter $1.25 per linear ft · sealing $0.85 per sq ft
House washing
Priced by footprint and story count. This is soft washing — low pressure and a cleaning solution that kills what is growing on the siding, not a pressure washer pointed at your house. Two stories costs more because the work happens off a ladder.
| Footprint | Single story | Two story |
|---|---|---|
| Up to 1,500 sq ft | $325 | $425 |
| 1,501–2,500 sq ft | $425 | $550 |
| 2,501–3,500 sq ft | $550 | $695 |
| 3,501–5,000 sq ft | $695 | $895 |
| Over 5,000 sq ft | Custom quote after we see it | |
Heavy mildew $75 flat · window DI rinse $4 per window · gutter face brightening $1.85 per linear ft

Gutter cleaning
Up to 200 linear feet. Booked on its own it carries the full price; added to a house wash it drops, because the ladder is already up and the crew is already there.

| Two story | $295 | $225 |

What brings the price down
10% for three surfaces
A driveway, a house wash and a deck in the same visit discounts all three. One setup, one drive, one day — so you keep the difference.
Up to 15% on a schedule
Quarterly 15%, twice a year 10%, annually 5%. No lock-in and no cancellation fee; tell us to stop and we stop.
No travel fee over $1500
Zone fees are waived on any job above that, and on every recurring plan regardless of size.
Travel
We are based in Sonoma, so the valley has no travel fee. Further out, one flat zone fee covers the drive — shown on your quote before you accept it, never added afterward.
- Sonoma Valley — no fee. Sonoma, Glen Ellen, Kenwood, Boyes Hot Springs, El Verano, Eldridge
- $45. Petaluma, Penngrove, Schellville, south Santa Rosa
- $75. North Santa Rosa, Rohnert Park, Cotati, Napa
- $95. Healdsburg, Windsor, Sebastopol, St. Helena, Yountville
Questions about price
- How much does pressure washing cost in Sonoma County?
- Our service minimum is $225 per visit. A standard two-car driveway is $295, a single-story house wash starts at $325, and a two-story home of average size runs $695. Every one of those is a published rate, not a range we narrow after seeing your car.
- Why do you publish prices when nobody else does?
- Because the alternative is quoting you a number we made up on your driveway. A published card means the price you are told is the price everyone is told, and you can check our arithmetic before we arrive.
- What makes the price go up?
- Two things, and only two. Square footage, and how dirty the surface actually is — heavy buildup takes more passes and more time, so it costs 50% more than light soiling on surfaces priced per square foot. Story count matters on house washes and gutters because ladder work is slower.
- Do you charge a travel fee?
- Sonoma Valley has no travel fee. Outside it, a zone fee of $45 to $95 applies, shown on the quote before you accept it. It is waived on any job over $1500 and on every recurring plan.
- Is there a discount for doing several surfaces at once?
- Yes. Driveway, house wash and a deck in the same visit discounts all three by 10%, because one setup covers the whole job. Gutters bundled with a house wash price lower on their own — $145 instead of $195 on a single-story home.
- Do I pay before or after the work?
- Small jobs are invoiced in full on completion through Stripe. Larger jobs carry a deposit, stated on the quote, with the balance invoiced when the work is finished.
