Commercial
Commercial pressure washing, priced in public
Restaurants, retail frontage, dumpster enclosures, tasting rooms, and crush pads across Sonoma County and Napa County. The rates below are the rates — the same card our quote calculator reads from, published so you can budget a property before anyone walks it.
Retail, restaurant, and property management
Per-surface rates. Where a surface carries its own minimum, that minimum is what a standalone visit for that surface costs. Grouping surfaces into one visit is almost always cheaper than booking them separately.
| Surface | Rate | Minimum |
|---|---|---|
Sidewalk and entry concrete Hot water and a surface cleaner, so gum and foot traffic come up rather than streak. | $0.32 / sq ft | $195 |
Storefront entry and walkway One flat number covering the entry and its walkway up to 400 sq ft. Most small retail fits here. | $245 flat | — |
Outdoor seating and patio Spilled wine, grease drift, and whatever the chairs left behind. Furniture moved back as we go. | $0.38 / sq ft | $225 |
Awning soft wash Low pressure and the right surfactant. Fabric awnings do not survive a pressure washer. | $145 + $1.25 / ft over 12 | — |
Dumpster pad, standard 10×10 The first clean is the hard one. On a schedule it never gets back to that state, so it costs less. | $295 first visit | $225 recurring |
Dumpster pad, larger enclosure Degreaser, hot water, and a reclaim mat where the drain requires one. | $1.05 / sq ft | $295 |
Drive-thru lane and takeout entry Scheduled before open or after close so the lane never stops moving. | $0.55 / sq ft | $295 |
Restaurant entry sidewalk and patio Grease trap surround is a priced add-on at $145. | $0.45 / sq ft | $295 |
Winery and hospitality
Crush pad pricing moves with the condition of the pad, not the calendar. Routine between-lot cleaning during harvest is the cheapest rate on this card; a full season left to set is the most expensive. That difference is the entire argument for a schedule.
| Surface | Rate | Minimum |
|---|---|---|
Tasting room exterior and entry Scheduled around your tasting hours, not ours. Most are done before the first pour. | $0.40 / sq ft | $395 |
Crush pad — routine Between-lot cleaning during harvest, while the pad is still wet. | $0.65 / sq ft | $495 |
Crush pad — standard Set stain from a few lots in. The usual post-harvest condition. | $0.80 / sq ft | $495 |
Crush pad — severe A full season of pomace and tartrate that nobody got to. It comes up; it takes longer. | $0.95 / sq ft | $495 |
Barrel room floor Interior work with containment and extraction, so nothing runs where it should not. | $0.55 / sq ft | $395 |
Event venue and courtyard Turnaround work between weddings and releases. We can be gone before setup arrives. | $0.45 / sq ft | $495 |
Building exterior soft wash Low pressure on wood, stucco, and metal siding. Vines and plantings rinsed and protected. | $0.38 / sq ft | — |

How a commercial quote works
We walk it first
Commercial square footage from a site plan is rarely the square footage we actually clean. We measure what is in scope, note the water and drain situation, and quote from that.
The scope is written down
Every quote lists each surface, its rate, its measurement, and any add-on. You can hand it to a regional manager and they can read it without calling us.
We work around your hours
Before open, after close, or on your dark day. The rate does not change because the hour is inconvenient for us.
Water goes where it should
Reclaim and containment where the drain requires it, which in most of Sonoma County it does. We are not interested in getting you a notice.
Questions we get from managers
- Do you carry insurance and can you send a certificate?
- Yes. We carry commercial general liability insurance and will send a certificate naming your entity before the first visit. Property managers usually want this in hand before scheduling, so ask on the first call.
- Can you clean before we open?
- Yes, and most commercial work is scheduled that way. Early morning before open and late evening after close are both normal for us. There is no off-hours surcharge on the published rates.
- What happens to the wash water?
- It depends on the surface and the drain. On food-service concrete and dumpster pads we use containment and a reclaim mat so nothing enters the storm drain. On landscaped frontage we direct rinse to the planting bed. We will tell you which applies to your property on the walkthrough.
- Is there a minimum for a commercial visit?
- Yes. Every visit carries a $225 service minimum, which is why most commercial accounts group a few surfaces into one visit rather than booking a single sidewalk. Individual surfaces also carry their own minimums, listed in the tables above.
- Do you do crush pads during harvest?
- Yes, and that is the right time. Routine between-lot cleaning while the pad is still wet is the cheapest rate on the card, and it keeps tartrate from setting into the concrete for the rest of the year. Waiting until after harvest moves the same pad into the standard or severe rate.
- How does the recurring discount actually apply?
- It comes off the work subtotal on every visit, not off the first one. Optional add-ons are not discounted. A recurring plan also waives the travel zone fee regardless of job size.
